What's included

The final scope is confirmed at the site walk and written into your proposal.

  • Asphalt repair and patching

    Potholes and failed asphalt repaired and patched so the surface is safe to drive and walk on again.

  • Sealcoating

    Sealcoat applied to protect the asphalt surface, scheduled by section around your traffic.

  • Line striping

    Stall lines, arrows, crosswalks, and fire lanes striped after sealcoating or on their own.

  • Concrete panel replacement

    Cracked, sunken, or broken concrete panels saw-cut and replaced one panel at a time.

  • Curb and wheel-stop repair

    Damaged curbs repaired or replaced, and broken or shifted wheel stops reset, re-anchored, or replaced.

How we schedule it

Lot work is phased by section. We map the sequence with you, cone off each work zone, and schedule sealcoating and striping so drive lanes and entrances stay open where the site allows.

How a job runs

    Site walk

    We walk the property with you, confirm the scope, and note access, traffic, and operating hours.

  2. 02

    Written proposal

    You get the scope and price in writing for each site. Nothing starts until you approve it.

  3. 03

    Scheduled work

    Work is booked around your hours and your tenants. You know the dates before we arrive.

  4. 04

    Documented closeout

    We close out in writing with dated photos of the finished work. Snow events include time-stamped service logs.
